Terms and Conditions:
1. Auction winner must contact The Retreat at Crosswoods leasing office by 4/22/2026 to organize move in date; as the Retreat at Crosswoods leasing office will be holding an apartment designated for the Auction.
2. Auction winner must sign a 12 month lease with Champion/Retreat at Crosswoods. Lease must be signed by 4/27/2026 with a move in date no later than 8/1/2026.
3. Auction winner is responsible for paying a $49 application fee, $1000 security deposit and a $200 reservation fee upon lease signature.
4. Auction winner must pass a criminal background check. If background check is not passed, the next person with the closest bid will be selected as winner. Credit check is not required during first year of residency at The Retreat at Crosswoods; however, if auction winner decides to extend the lease beyond the first year, the resident must complete the normal application process before renewing.
5. Auction winner must sign all appropriate application and lease paperwork.
6. This certificate only applies to The Retreat at Crosswoods community of The Champion Companies, and only applies to a two-bedroom apartment home, unfurnished.
7. The following monthly fees are not included in this auction and payment by the auction winner will be required during the term of the lease: Amenity Fee ($15/month), Trash Fee ($25/month), Parking Fee ($50/month).
8. The following optional fees are not included in this auction and payment by the auction winner will be required should they be included during the term of the lease: Non-Refundable Pet Fee ($400), Pet Rent ($40/month/pet), Storage Unit ($25/month). All rules regarding pets apply.
9. Electric, water, cable, internet and telephone utilities are to be placed in the auction winner’s name and are to be paid by lessee.
10. No subletting allowed. All occupants must pass a criminal background check and be listed on the lease paperwork.
11. This certificate has no cash value and is only to be exchanged for a two-bedroom apartment home at The Retreat at Crosswoods.
